COSA C’ENTRANO LE AUTO CON LE CASE PREFABBRICATE?

QUANDO ACQUISTIAMO UNA CASA IN LEGNO, LE REGOLE DELL’EDILIZIA TRADIZIONALE APPAIONO ASSAI POCO PERTINENTI.

La ditte di case prefabbricate sostiene che devo stipulare una fidejussione bancaria, ancor prima della consegna della mia abitazione. E’ assurdo; le risulta?

Mi risulta ed ha pure una certa logica.

Nel caso (malaugurato) che la sua casa in produzione (come detto, un paio di mesi di tempo sono necessari), non possa più essere acquistata (non pensate al peggio, magari una difficoltà economica passeggera…..), si pone il problema di assicurare alla ditta costruttrice che i costi di costruzione vengano comunque coperti.

La fidejussione (o un’altra forma di garanzia) è necessaria per l’azienda di case prefabbricate, che si cautela (non a torto) per evitare di ritrovarsi nei magazzini la vostra casa, personale e per questo motivo non rivendibile (possono sempre trasformarla in pellets).

L’impresa di costruzione tradizionale richiede il pagamento della costruzione con gli “stati di avanzamento dei lavori”, mentre i produttori di case prefabbricate chiedono un anticipo alla firma del contratto e sostanziosi pagamenti che coincidono solitamente con le fasi cruciali della realizzazione dell’opera (montaggio, grezzo e consegna).

Le garanzie a copertura dei difetti costruttivi forniti dai produttori di case prefabbricate hanno durata quasi sempre trentennale (contro i 10 anni previsti dalla legge italiana, che i costruttori sono tenuti a concedere al cliente).

Ma soprattutto la campionatura dell’edificio, partendo da una base a cui vanno aggiunti vari optional, ricorda da vicino l’acquisto di un’automobile più che di un abitazione. Il rapporto tra ditta di case prefabbricate ed acquirente ricorda da vicino quello che siamo abituati ad avere con una concessionaria di automobili, a partire dall’agente (il venditore della macchina), la prova (la visita alle case campione), il listino con le varie motorizzazioni e gli optional (impianti, finiture).

I contratti delle aziende di case in legno ricordano ben poco quelli che andremo a stipulare con l’impresa di costruzioni tradizionale e non sono molto diversi, nella forma e nei contenuti, da quelli che solitamente firmiamo per l’acquisto di una vettura.

In effetti, l’impresa tradizionale fornisce soprattutto un servizio, acquista il materiale e lo assembla, mentre l’acquisto di una casa in legno equivale a comperare un bene fisico.

Possono apparire considerazioni scontate, ma entrare nella giusta ottica, conoscendo in anticipo l’iter a cui andiamo incontro, è senz’altro un vantaggio per l’acquirente.

Tale prassi è consolidata in quei paesi in cui le case prefabbricate in legno sono diffuse in gran numero, ma appare poco chiara ed insospettisce l’acquirente italiano, più avvezzo a confrontarsi (nel bene e nel male) con la mentalità dell’impresario tradizionale.

Persino gli istituti bancari sollevano qualche perplessità (almeno nelle fasi iniziali) nei confronti dei vari passaggi per l’erogazione del mutuo richiesti dalle ditte di case in legno.

La graduale diffusione delle case prefabbricate dovrebbe portare a limitare le incomprensioni e ad apprezzarne non solo i vantaggi energetici, ma anche la certezza delle regole d’acquisto (vero tallone d’achille delle costruzioni tradizionali).
