SI PUO’ INTERVENIRE SU UN EDIFICIO PREESISTENTE UTILIZZANDO UNA STRUTTURA IN LEGNO PER IL RIFACIMENTO DEI MURI, DEI SOLAI E DELLA COPERTURA?
Stiamo cercando di realizzare la casa dei nostri sogni e da qualche tempo ci siamo affacciati al mondo delle case prefabbricate. Da circa 6 mesi sto cercando un terreno, ma i prezzi sono esorbitanti e i lotti non sono grandi come vorremmo.
Volevo chiederle se è possibile acquistare un rustico, demolirlo e ricostruirlo fedelmente in legno.
Demolire e ricostruire fedelmente il manufatto preesistente è certamente possibile, attuando una vera e propria “sostituzione edilizia”, che può persino rientrare nei benefici fiscali previsti per la ristrutturazione (55% e 36%).
In molti casi, infatti, il mantenimento dell’edificio o di una sua parte non risulta economicamente conveniente ed è preferibile ricorrere all’abbattimento integrale della struttura, anche qualora debba esserne mantenuta la sagoma originaria.
I vecchi fabbricati presentavano scarsi isolamenti sulle fondazioni e spesso non era nemmeno presente un abbozzo di vespaio. L’umidità di risalita dal terreno è sempre un problema di difficile soluzione, non facilmente quantificabile a priori.
Qualsiasi intervento di ristrutturazione richiede di prevedere una base percentuale di imprevisti che dovrà essere considerata nel preventivo di spesa, proporzionalmente crescente con l’aumentare della complessità dell’intervento.
Le case prefabbricate presentano al contrario un prezzo certo che può essere gestito e pianificato con sicurezza, evitando sorprese e rincari imprevisti, spesso di tragico impatto sul portafogli del cliente.
Anche le prestazioni energetiche di un edificio ricostruito ex-novo saranno superiori a quelle ottenibili con una ristrutturazione anche profonda dell’esistente. Di quest’ultimo dovremmo almeno mantenere le murature esterne e, forse, i solai, mentre la copertura andrà probabilmente sostituita, così come i serramenti.
Ristrutturare con le case prefabbricate in legno può dare una marcia in più all’intervento rispetto alle tecniche costruttive tradizionali in muratura, oltretutto garantendo un completamento dei lavori in tempi assai più brevi.
I costi saranno sostanzialmente analoghi, ma l’edificio avrà una migliore prestazione energetica che si tradurrà in minori spese sulle bollette negli anni.
Se ci si accinge a mantenere parte dell’edificio preesistente, con le case prefabbricate è possibile intervenire per ampliare e sopraelevare l’edificio. Il minor peso delle strutture in legno rispetto a quelle in laterocemento, rende ideale l’utilizzo di questa tecnica per innalzare fabbricati o per il rifacimento integrale degli ultimi piani.
Non sono da escludere interventi parziali come la ricostruzione di alcune pareti esterne, ma si dovrà ricorrere a strutture da riassemblare direttamente in cantiere, non prefabbricate. Si tratta comunque di situazioni particolari, da valutare caso per caso. In questo caso si consiglia quasi sempre di ristrutturare in tradizionale, mentre tetto e solai possono essere realizzati con struttura lignea.
Le case prefabbricate in legno sono una tecnica costruttiva che si rivolge prevalentemente al settore residenziale. Si presta soprattutto per la costruzione di nuovi edifici, solitamente su due piani fuori terra, uni o bifamiliari, di dimensioni contenute.
Altre applicazioni sono possibili (edifici per usi collettivi, piccoli condomini, uffici), costituendo un’interessante alternativa costruttiva anche per situazioni apparentemente distanti dal target classico delle aziende di case in legno.

Wooden beds aren’t very rare. There are a lot of manufacturers which produce them although Presotto do than in a nice Italian style. Aqua bed is made of curved multiplaywood combined with hung aqua nightstands. The cool thing is that headboard and main frame are one piece. That make the bed look more aesthetic. The nightstands are connected to the frame and doesn’t have their own short legs. Thanks to that whole bed looks like it levitating above the floor. The wooden bed come in different colors. The most beautiful ones are grey oak and bianco.
