CERCASI TERRENO PER CASE PREFABBRICATE
ALCUNE DITTE DI CASE PREFABBRICATE OFFRONO UN SERVIZIO DI RICERCA TERRENI. LA PENURIA DI LOTTI EDIFICABILI, UNITAMENTE AGLI ALTI PREZZI SUL MERCATO RENDONO INTERESSANTE QUESTE PROPOSTE. MA FUNZIONANO?
Trovandomi nella necessità e volontà di comprare casa mi stavo interessando alla realizzazione di case prefabbricate in legno o muratura.
Vivendo in Campania (Salerno) ho trovato difficoltà a trovare indirizzi e concessionarie delle grandi ditte del nord, realizzando che in zona non mi risulta esistano produttori.
C'e' poi il problema del terreno che dovrei acquistare, in alcuni siti leggo che le ditte stesse potrebbero interessarsi a trovare una terreno in zona, le risulta plausibile una cosa del genere?
L’idea, sulla carta, è buona. Personalmente valuto positivamente ogni servizio aggiuntivo che aiuti concretamente il cliente a realizzare al meglio la propria casa in legno.
Alcune aziende di case prefabbricate offrono, ad esempio, la progettazione e la direzione lavori, incluse nel prezzo di acquisto. Si tratta quasi sempre di studi tecnici esterni convenzionati che traggono indubbio vantaggio dal rapporto continuativo con la ditta ed offrono parcelle calmierate per occuparsi del progetto, dei permessi e di tutte le prestazioni richieste ad un professionista abilitato. Conviene? Direi di si. Si risparmia sicuramente qualcosa e si ha la certezza (o quasi) di affidarsi a dei tecnici che possiedono la materia e conoscono bene la tecnologia della ditta di case in legno.
Altre aziende di case prefabbricate propongono ancora l’opzione della platea (o l’interrato) inclusa nel pacchetto d’acquisto. Anche in questo caso si tratta di imprese tradizionali indipendenti dalla ditta di case in legno. Il prezzo non è sempre favorevole rispetto all’impresa di costruzioni locale, ma è senz’altro una proposta interessante, con la garanzia della buona compatibilità con la ditta scelta e dell’esperienza accumulata nel tempo nella continuità del rapporto.
Non si tratta di una necessità, sia chiaro. Il servizio può sicuramente risultare comodo e dovrebbe anche garantire un prezzo certo per queste prestazioni (un indubbio vantaggio). Il problema, semmai, è che vengono proposte, quasi sempre, figure non del posto ed esterne alla realtà locale. Nel caso del tecnico, questo comporta qualche piccola difficoltà di “dialogo” con l’amministrazione locale, minore conoscenza delle normative e dei regolamenti edilizi ed una presenza piuttosto limitata nei cantieri lontani; l’impresa poi caricherà inevitabilmente sul contratto i costi di vitto ed alloggio degli operai.
Tornando alla ricerca del lotto, quest’ultima sembrerebbe dunque l’uovo di Colombo, ma non nascondo, anche in questo caso, le mia perplessità. Il mercato immobiliare dei terreni non è certamente propizio e, personalmente, ritengo ci voglia una buona dose di fortuna per trovare un lotto ideale ad un giusto prezzo.
Tale mansione difficilmente è presa direttamente in carico da un ufficio interno alla ditta di case prefabbricate, ma piuttosto viene delegata agli agenti che possono, in base alla loro disponibilità ed alla propria rete di conoscenze, gestire tale funzione con risultati assai diversi da persona a persona.
Conviene pertanto rivolgersi ai professionisti del settore immobiliare, certamente più adeguati e con maggiori risorse. I pochi terreni reperibili sono al 98% di competenza delle agenzie, poiché ad esse si rivolgono i venditori di lotti edificabili.
